  12. I hate to be the skeptic in the room. But why is this better than just leaving an 800 number on the sign? An 800 number is better because:

    Most people who make yard sign calls never end up buying the house they are calling about. But, its a great way to get a client!

    There are some pretty good statistics about how buyers shop. The facts are that the early bird gets the worm. So, lets say there are 2 houses for sale in the neighborhood one with an 800 number on it and the other with some kind of e-mail system on it. The buyer calls both numbers. The agent with the 800 number talks directly with the client, drives over and shows the house. They even show the house with the automated system – after all they are already there! So, who gets the sale? the person who personally answered the phone.

    Sending back some info about a listing is just an invitation for the prospective client to walk away. Instead, you need to provide the information on the listing. Find out if it is acceptable – if so show the home. If not, offer to show homes that meet the needs of the client. That last possibility is the likely one and is the one that an automated system just does not address as well as a personal phone call.

  13. I think this texting messages is a great idea to initialize contact because you can do it with little expense. But after the initial contact there has to be a more proactive attempt. I use sendoutcards.com to establish the connection. It gives it a more personal touch.

  14. Scott, great question, The obvious answer is all channels of communication are important. I cannot speak for all text message marketing solutions but Goomzee instantly alerts the agent of the lead and they can connect to the buyer either by calling, texting or emailing. This triples the potential communication channels they can personally interact and increase the chances of a potential sale. It’s the closest thing to a pre-sale without any extra work!

    I think your point is valid but it merely confirms that responsiveness drives sales results. Average response to Internet leads is 16 hours. Top firms recognize this and establish Internet sales teams with targeted 15 minute response times. Agents live busy lives, even those with teams and assistants. They are not always available and many buyers, especially Gen X-Y, prefer to gather information and make informed decisions before speaking to salespeople. The fact is noone is available to answer the phone 24 hours, or makes their callbacks every hour. If you’re not using this technology, you don’t know which leads you’re missing.

    Jose you make a great point. If you do the math it is a great deal indeed. Most homeowners with an average $250,000 mortgage, are spending $44/day until their home is sold. If you use tools that could shave off 10 days from a 180-day listing, you save your clients $440 at a cost of $60-90 – that’s a great ROI. If you shave off similar days per deal and have one closing per month, you gain 120 days which means you can sell an additional property per year (even if it takes 120 days to sell). Average commissions on a $250,000 sale (assuming just 1-sided) means an extra $7500/year. Spending $199/year for a starter plan is very low risk. This means more budget for personalized “next steps” like your recommended postcard solution. As you know, pre-sale is step one and the relationship and sale still must be made thereafter.

    1. Most definitely Mike. Sending postcards to the homes surrounding the home you are trying to sell is petty cash compared to the commissions you make on a sale.

      Sending cards to the same neighborhood lets them do the advertising for you. They may know a friend or family member that they want to move closer to them.

  20. This is a great tool… I cant tell you how frustrating it is to want to see a property and have to jump through hoops to call the agency and end up getting a voicemail. If you could get this info immediately then the Realtor wont lose that potential lead.
